*Edit*
If I were you I woudln't upgrade now...Your computer will be fine with doom3, certainly with hl2, and therefore it will be fine with all games that come out based off those new engines. I'd save money for a new computer down the line with a ton of new features that aren't even out yet. :)

What is wrong with the Mobo you have now..??
What chipset does it have??
If $220.00 is the tops you can spend then ...MJC has the right idea..but it can't be all that much differnt then what you have now...That board he selected is a real good one and roughly about the same board I have now..only the Deluxe model
A 2.8GHZ porcessor is about as high as you could go and still get a Mobo...
The 2.8GHZ Prescott w/1MB cache and what I have..the Northwood with the 512 cache are about the same cost..relatively...but I would get the Northwood myself..under 3.0 GHZ...
I would get the Gigabyte Mobo over the Chaintech....better Etheral and audio..plus..they are in the top five for Mobo makers.
I know you can't wait but to be perfectly honest...for just afew dollars more...you will be able to get a much better processor and Mobo...( another $60.00 or so would do it)
Like you could get a 3.2 Northwood and an ASUS I865PE chipset board with all the goodies....but if you must then get the 2.8CPU and the Gigabye board you selected....;)
